I want to tell you about a listing that didn't go the easy way, because most of them don't.

The sellers were friends of mine going through a lot at once, so I'm keeping details vague here on purpose. We priced the home using a solid apples-to-apples comp, and it made sense at the time. Then rates spiked, the market shifted again, and the home sat longer than any of us expected.

Instead of panicking or just dropping the price and hoping, we treated the market feedback like actual information. Buyers and agents who walked through told us what wasn't landing, so I recommended specific changes: re-staining the floors, new carpet, updated light fixtures. Nothing dramatic, just the right updates in the right places.

My sellers did the work. They didn't just approve it, they made it happen, and quickly. Once those changes were in, we got a new round of showings, a contract came together, and this time the deal sailed straight through to closing without a hitch.

When a home isn't moving, the answer usually isn't "wait it out." It's "listen to what buyers are actually telling you, and go fix that specific thing."

It worked here, and it's worked plenty of other times too.
