My process for buying and selling at the same time

Two deals. One plan.

Selling one home and buying another only works if the money, the timing, and the move all line up. I keep them lined up.

   Talk through the whole move. Why you're moving, what you need next, and your timeline. We sort out what's a must and where you can flex.

   Pick the order. Buy first, sell first, or both at once? We check what your home could sell for, talk to your lender, and set a backup plan.

   Get ready on both sides. A prep, pricing, and marketing plan for your current home, and a focused search for the next one.

4. 4

   Weigh offers and homes together. We look at price, financing, contingencies, closing dates, and move-out dates across both deals, side by side.

5. 5

   Manage both contracts. I coordinate the lenders, attorneys, and inspectors, track deadlines, and jump on anything that could affect either side.

6. 6

   Line up closing and the move. Walkthroughs, closings, keys, movers. If there's a gap between homes, we work out a temporary plan.
