Investment and Short-Term Rental Buyers

Don't fall in love prematurely. A beach rental has to work on paper first.

A beach house is different from a regular house, and a rental is different again. We look at the income, the expenses, the condition, and what it really takes to own one. I own and manage short-term beach rentals and am happy to share my expertise and experience.

  1. 1

Set your strategy. Budget, financing, income goals, and how long you plan to own. A dedicated rental, or a place you'll use too? Manage it yourself, or hire a property manager?

  2. 2

Pick the market and the property type. We compare beach towns and property types on beach access, amenities, layout, and guest appeal. I flag the local and community rental rules we need to verify.

  3. 3

Put pen to paper. Rental history and comparable rentals against financing, insurance, taxes, HOA fees, management, utilities, maintenance, and furnishings. I'll show you which numbers are documented and which are estimates, and what vacancy and the off-season could do to them.

  4. 4

Check the property and the rules. I coordinate inspections and expert input on condition, flood exposure, and insurance. We work to verify rental rules, HOA restrictions, and permits, and confirm whether furnishings and existing reservations come with the sale.

  5. 5

Make the offer and get to closing. We base the offer on market value, the inspection findings, and your numbers. I coordinate your lender, attorney, inspectors, insurance agent, and property manager, and track every deadline, including due diligence (your window to inspect and back out if you need to).

  6. 6

Close and get it rental-ready. Walkthrough, closing, keys. Then furnishings, utilities, getting your manager set up, and any reservations that transfer.
