Vacant Land Sales
Land buyers come with questions. Selling starts with the answers you can document.
I'll help you pull together what's known about the parcel, put it in front of the right buyers, and manage the questions that come with selling land.
- 1
Start with the land and your goals. Your timeline, price expectations, and what you know about the property. I gather surveys, past reports, and other records.
- 2
Price it. I review comparable land sales and competing parcels. Pricing depends on location, acreage, access, and terrain.
- 3
Organize the facts. Zoning, utilities, restrictions, easements, past testing. Where questions remain, I connect you with the right professionals. We don't market a maybe as a fact.
- 4
Market it as land. Photos, maps, acreage, and clear descriptions that separate what's documented from what a buyer needs to verify.
- 5
Negotiate and manage due diligence. We weigh offers on price, financing, contingencies, and timing. During due diligence (the buyer's window to investigate the land), I coordinate access for surveys and testing and track deadlines.
- 6
Close and transfer. I work with the closing attorney to wrap up loose ends, then coordinate closing and hand over the property documents.
Have land to sell? Call or message me and we'll start with discussing strategy.
