Vacation and Second Home Buyers
Your beach home should fit how you want to spend your time there.
A quiet retreat, a gathering place for family, or a home you'll use more every year. I'll help you find the one that fits your life and your budget.
- 1
Decide how you'll use it. How often you'll come, who'll use it, and how you want to spend your time there. Then budget, space, and priorities: beach access, boating, restaurants, privacy.
- 2
Ocean or sound? Pick your spot. Don't automatically think you need to be on the ocean. The sound gives you boating, fishing, and kayaking. We compare areas on access, vibe, and convenience, and check any community rules that affect your plans.
- 3
Compare homes. Layout, guest space, outdoor living, storage, parking, and upkeep. A condo or managed community is easier. A house gives you more space and flexibility.
- 4
Count the full cost. Maintenance, upkeep, and insurance cost more at the beach than on the mainland, so we budget for them along with taxes and HOA fees. We also plan who looks after the place while you're away. Want to rent it out sometimes? We check that it's allowed before you count on it.
- 5
Make the offer and get to closing. We size up the value and write an offer that fits your goals and the home's condition. I coordinate inspections for coastal issues, documents, loan milestones, and closing, and I'm here in person when you can't be.
- 6
Close and settle in. Walkthrough, closing, keys. I can connect you with local cleaners, contractors, and maintenance people so you can manage the place from a distance.
