Welcome to Bedford & Falls River
One of my favorite neighborhoods in North Raleigh is Bedford and Falls River. I've helped many happy clients buy homes there, and my family has plenty of friends who call it home. The area keeps attracting buyers relocating from across the country thanks to its schools, outdoor recreation, and family-friendly amenities.
Located in the 27614 zip code, these are thoughtfully planned neighborhoods with tree-lined streets and a genuinely welcoming atmosphere. The development spans roughly 600 acres and includes more than 1,700 homes, which makes it one of the larger master-planned communities in the area.
My kids all have friends living there, and when they're not hanging around our Wakefield neighborhood, they're usually headed down the road to Bedford and Falls River. They call it "the fun neighborhood."

Bedford and Falls River sit just east of Falls of Neuse Road, one of the primary north-south routes connecting Raleigh with Wake Forest. That puts residents close to:

History and community design
What I love most about Bedford is that it was designed for a classic small-town feel, loosely based on the town of Bedford Falls from It's a Wonderful Life. You notice the parallels all over the area: Bedford Town Drive, Zuzu Drive, and Bailey Park, which was my kids' favorite playground growing up. There are other feel-good street names too, like Friendly Neighbor Lane, Bright Future Way, Thoughtful Spot Way, and Happy Lane.

Bedford at Falls River began development in the early 2000s with a traditional neighborhood design. Homes are arranged around parks and shared green spaces, which encourages neighbors to interact and kids to play outside. Many homes have deep front porches, and the sidewalks actually go somewhere. Rather than isolated subdivisions, the developers built around:
- Central gathering spaces
- Parks and greenways
- Pedestrian-friendly streets
- Neighborhood retail and clubhouse (Town Center)
Roughly one-third of the community's acreage is dedicated to green space and parks, including pocket parks and recreational areas. That design is a big part of why Bedford became one of the most desirable master-planned communities in North Raleigh.

Bedford and Falls River offer a wide range of housing, which is why the area works for so many different buyers. Home styles include:

One of the biggest reasons my clients choose Bedford is the lifestyle the amenities create. Pools, playgrounds, tennis and volleyball courts, pocket parks, and the town center give people reasons to run into each other. The neighborhood also hosts events throughout the year:

One of our favorite holiday traditions is touring the decorations on Winter Song Road. The neighborhood goes all out, and it's one of the most dramatic Christmas light displays in the Triangle.

The Neuse River Greenway Trail, a 27-mile scenic trail system, runs near the community and is great for walking, biking, and running. Falls Lake State Recreation Area adds even more:

Residents also have neighborhood parks and green spaces scattered throughout Bedford, so there's no shortage of outdoor options for any age.
Shopping and dining nearby

A rare benefit here is The Shoppes at Bedford, a retail center inside the community with restaurants, fitness, and local businesses that many residents can walk to. My family has biked over from Wakefield plenty of times for the restaurants and the festivals.
